- We are looking for an VP of Property Acquisition to join our Team! Referred to internally as Property Expansion Director, you own the full U.S. new-site growth strategy and delivery.
- This role sets direction, builds the pipeline, leads negotiations, constructs the investment cases, and drives each approved site through to handover for opening.
This is the commercial heartbeat of PureGym’s U.S. growth plan.This is a high-visibility, high-impact executive role for an individual who can lead with pace, precision, and commercial authority. Activities include
- 1. Expansion Strategy & Market Planning
- Define and continuously refine the U.S. real estate strategy.
- Identify target clusters, trade areas, white-space, competitor proximity, and strategic adjacencies.
- Own the relationship with analytics partners to ensure data-led decision-making.
- 2. Pipeline Ownership & Deal Leadership
- Build, manage, and prioritise a high-quality acquisition pipeline.
- Lead landlord negotiations directly — PureGym expects hands-on, in-market leadership, not passive broker management.
- Drive pace: daily broker engagement, rapid screening, and scalable decision-making.
- Secure terms aligned to PureGym’s financial model, rent thresholds, and unit economics.
- 3. Financial & Investment Case Leadership
- Lead feasibility assessments and ROI modelling for each opportunity in partnership with Finance.
- Oversee development of all Capex Committee papers and investment decks.
- 4. Cross-Functional Delivery & Handover
- Partner with Property Delivery, Legal, Finance, and Operations to take each site from signed lease to opening.
- Input into pre-opening workstreams: permits, landlord works, utilities, zoning, architectural approvals, capex schedules.
- Ensure timelines hold and each opening is executed cleanly and consistently.
- 5. Leadership & Team Development
- Build and lead an in-market acquisition team (acquisition leads + administrative support).
- Set clear standards around pace, commercial judgement, reporting, and decision quality.
- Coach, challenge, and elevate the performance of the function.

- Core Experience
- Proven experience of multi-site real estate acquisition in fitness, grocery, pharmacy, discount retail, or similar categories.
- Demonstrable experience opening 50+ small-box sites, ideally across multiple U.S. states.
- Deep familiarity with New York City and New Jersey retail real estate and East Coast leasing norms.
- Commercial & Negotiation Capability
- Proven track record negotiating leases, concessions, TI packages, rent-free periods, and break options.
- Strong financial literacy: able to interpret feasibility models, challenge assumptions, and optimise for IRR/ROCE.
- Market Expertise
- Existing relationships with major U.S. institutional landlords (REITs) or ability to build them quickly.
- Comfortable leveraging data tools to drive market selection.
- Execution & Leadership
- Strong operator: able to run high-throughput pipelines, manage multiple deals simultaneously, and keep momentum high.
- Confident communicator with presence — capable of representing PureGym credibly with senior landlords, partners, and internal executives.
