I’m a real estate investor in Cleveland, Ohio, focusing on probate properties. I need a detail-oriented VA to help me pull weekly probate leads, verify property ownership, and enter the data into my CRM/Google Sheets. You’ll be responsible for: • Accessing the Cuyahoga County Probate Court Docket and pulling all new Estate Administration cases filed each week. • Recording: decedent name, case #, filing date, executor/personal representative name, attorney (if listed), and addresses. • Cross-checking property ownership in Cuyahoga Fiscal Officer / MyPlace and verifying parcels, owner of record, and tax status. • Looking up deed history in the Recorder’s Office (public search) if needed. • Entering all results into my Probate Lead Tracker (Google Sheets or CSV). • Tagging leads in my CRM with motivation factors (vacant, tax delinquent, equity, etc.). Requirements: • Strong attention to detail (accuracy is critical when dealing with court records). • Comfortable working with U.S. county websites and property record systems. • Reliable internet & ability to screen-record work for QA if needed. • Experience with real estate data tools (bonus: PropStream, REI Reply, Podio, or similar). • Strong written English communication. Preferred Skills (bonus, not required): • Experience pulling probate or pre-probate leads. • Familiarity with skip tracing or lead generation. • Background supporting real estate investors/wholesalers. Hours: • 5–10 hours/week to start (weekly pull + verification + data entry). • Opportunity to scale to 20+ hours/week as we grow. Compensation: • $5–$8/hour depending on experience. • Weekly payment through Upwork. • Long-term work if performance is strong. ⸻ Test Task (for applicants): Please pull 2 probate cases filed in the last 14 days from the Cuyahoga County Probate Court website. Include the decedent’s name, case #, executor/PR (if listed), and verify if the decedent owned property (check MyPlace).
