Job Description: I am looking for an experienced researcher or real estate virtual assistant who can identify rental properties that already have grandfathered or active short-term rental (STR) permits in highly regulated markets. The main focus areas are: • Santa Monica / Greater Los Angeles, CA • Miami Beach / Greater Miami, FL Key Tasks: • Research and compile a list of properties that currently hold active or grandfathered STR permits in the above markets. • Verify if these permits are valid/renewable and compliant with current city regulations. • Cross-check whether these properties are currently listed on Airbnb/VRBO or sitting vacant. • Prioritize furnished properties and note any that offer rent concessions (e.g., 1–2 months free). • Provide results in a clear spreadsheet with property address, permit status, furnished/unfurnished, concession info, and Airbnb status. Requirements: • Experience with real estate research, rental arbitrage, or STR compliance. • Familiarity with U.S. municipal regulations and ability to dig into public records. • Strong online research skills (Zillow, Craigslist, Airbnb, county permit portals, etc.). • Ability to deliver accurate, verified results with sources cited. Deliverables: • Spreadsheet of qualified properties with all requested details. • Short written summary of methods used for verification. Budget: Open to hourly or fixed-price depending on scope and experience.
