Project Outcome: Secure a construction permit from the City of Seattle for building a 3-story SFR. Intake for documents review with the city is scheduled for October 28th, but we would need to see the plans well in advance. Only apply if you are able to meet the deadline. Existing documents 1) Approved preliminary site plan 2) 95% finished 2D Floor plans for all stories. House Details: - Footprint: 25 ft x 40 ft - 3 stories with a rooftop deck - Built-in garage - Built-in ADU on the first floor - Reverse floor plan (primary residence on 2nd & 3rd floors) - Total height: 32 ft (9 ft ceilings per story; rooftop deck rails up to 4 ft; potential allowance for a pitched roof) - Design principles: - Optimize west-facing prime spaces - Prioritize constructability and utility lines efficiency (stacked bathrooms/kitchens) Project stages: Stage 1: Floor Plan Finalization - The current plans are conceptual, not inch-precise. The architect should: - Advise if you see an alternative approach to achieve project goals, call out anything that should be redesigned on the floor plan. - Evaluate two third-floor layout options and recommend the optimal choice - Verify clearances for toilets, doors, appliances, and circulation - Adjust closet depths for usability (eg., avoid overly deep single-line closets)) - Align fixture placements (sinks, tubs, showers, toilets) for plumbing efficiency - Redesign window placements for light, views, and especially large west-facing windows on the 3rd floor. - Current windows are placeholders. - Refine door placements and swing directions Incorporate a basement into design and code considerations (not currently shown on the plan) - Design rooftop deck access and layout (partial coverage preferred: half deck, half roof for future solar) - Design porch - Design exterior details - Ensure full code compliance with Seattle regulations Stage 2: Permit Set Development - Prepare a complete permit set for submission to the City of Seattle - Provide guidance on required documents and submission process - Include: - Structural engineering - Mechanical plans - Electrical plans - Plumbing plans - Window/door schedules - Any other plans that are needed (Please specify if you have a team to provide these) Payment Terms Payment structure: majority of payment tied to successful permit approval By signing the contract, architect commits to: 1) Completing unlimited revisions necessary for permit approval (post-initial submission) 2) Only voluntary design changes would require additional fees
