Company: Niksi (Arizona-based real estate investment & brokerage) Contract Type: Hourly + Performance Bonuses (via Upwork bonus) Location: Worldwide (must overlap 4 hrs with Arizona time) Schedule: Core overlap Mon–Fri, 9:00 AM–1:00 PM Arizona (MST) Duration: 6+ months (contract-to-hire for top performers) Experience Level: Intermediate–Expert Why This Role We’re expanding our wholesaling team and opening 2 contractor positions: Acquisitions (Lead Gen + Closing): Source and close seller contracts. Dispositions (Closing): Place deals with buyers and drive to funded close. We want people who fall in love with the work—loyal, proactive, great communicators—who deliver daily results without excuses, add real value, and grow with us long-term. Outcomes You Own (KPIs) Daily: 250–350 dials, 20–35 connects, 3–5 qualified leads (QLs), 1–2 appointments. Weekly: Pipeline velocity (new QLs → appointments → signed contracts), follow-up SLAs met, clean CRM. Monthly: Signed contracts (Acq) and funded assignments/closings (Disp), revenue contribution vs. target. Daily Report (end of shift): Dials | Connects | QLs | Appts | Contracts | Notes/Next Steps. What You’ll Do Acquisitions (Lead Gen + Closing) Call / text / email sellers from scrubbed lists (TCPA/DNC compliant) using our scripts. Qualify using CTMP (Condition, Timeline, Motivation, Price) and enter clean notes in CRM. Run quick comps and repair ranges; draft offer using our calculator; negotiate to signature (DocuSign). Manage follow-up sequences until contract; hand off cleanly to TC/Dispositions. Dispositions (Closing) Build and segment buyers list; market deals via calls, SMS, email, and investor channels. Field offers, negotiate terms (assignment/novation), coordinate walkthroughs/EMD. Work closely with TC/Title to clear liens/issues and drive to funded close. Maintain precise status + buyer feedback loops in CRM. Tools You’ll Use Dialer/Phone: BatchDialer or similar; recorded calls for QA. CRM: GoHighLevel (GHL) snapshot + pipelines. Comps/Valuation: Our internal calculator & public sources. Docs: Google Workspace, DocuSign. (We provide access and templates.) What You Bring (Culture & Skills) Loyal, proactive, and accountable. Compensation Hourly base and commission Performance bonuses: Per signed acquisition contract and per funded disposition (paid as Upwork bonuses). Tiered by deal size and speed to close.
