We’re hiring a skilled researcher experienced in LLC property ownership lookups, skip tracing, and verified contact discovery for real estate investors Description We’re hiring a focused, detail-driven researcher to identify verified LLC-owned multifamily and rental properties and locate the real decision-maker behind each LLC. You’ll use public records and professional skip-trace tools to find verified emails and working phone numbers for genuine property owners — not registered agents or mail-drop services. Your responsibilities • Research county assessor, recorder, and tax databases to confirm LLC ownership and mailing address • Cross-check Secretary of State filings to identify the person listed as organizer, manager, or director • Verify each email through Hunter.io, NeverBounce, or equivalent (only deliverable emails count) • Confirm phone numbers through multiple sources (TruePeopleSearch, FastPeopleSearch, Twilio Lookup, etc.) • Deliver results in Excel using the exact column format provided Verification notice Our internal team will directly test every phone number by live call and email deliverability by real send — not just bounce checks — to confirm activity and accuracy. This is a precision-based research role. Accuracy and ownership validity come before speed. Required columns (must match exactly) FirstName | LastName | OwnerEntity | EmailAddress | Phone | PropertyAddress | PropertyCity | PropertyState | PropertyZip | Source | MatchConfidence | VerificationStatus | Notes | DateAdded Column notes • MatchConfidence – High / Medium / Low (based on ownership proof and data consistency) • VerificationStatus – Verified / Unverified / Bounced / Not Checked • Notes – Add ownership clues or verification steps (e.g., “Matched LLC organizer name to mailing address”) Critical accuracy rules • Skip all records with “Registered Agent,” “Incorp Services,” “CSC-Lawyers,” or other mail-agent entries • Flag any property where mailing = property address (likely owner-occupied) • No placeholder or shared-service emails • If more than one verified email exists for the same owner, list each email in a separate row, repeating the same owner and property information. (Our internal system reads each email individually, so this structure is required.) • Separate phone number from type (type goes in Notes) Trial phase (this posting) • Deliver 10 fully verified LLC-owned property leads for one metro area in Pennsylvania • Budget: $10 fixed total for this vetted-lead accuracy test • Deadline: within 3–4 days of award (sooner preferred) • Each record will be vetted by our internal team through live calls and direct email sends to confirm owner accuracy and deliverability. Next phase After a successful 10-lead trial, we’ll expand to a larger batch (around 100 verified LLC owners) before scaling to multi-state work. Reliable researchers will be invited to ongoing, higher-pay projects under Advance Capital Funding LLC.
