Project Overview We’re designing a second-story 4 bed / 4 bath home with a large open living room/kitchen in Panama. We have a floor plan ready. We are planning for a Bali / boho aesthetic that’s airy, natural, and durable for tropical climate. Priority: buildability with locally available materials (and practical imports when needed). Scope & Phases Phase 1 — Concept & Schematic • Mood boards + 1–2 style directions (Bali/boho variants). • Key finishes palette: flooring, tile, wall treatments, paint, millwork veneers, countertops, fixtures, hardware. • Lighting intent: ambient/task/accent concept with example fixtures. • Furniture layout (to scale) for living + each bedroom; storage concepts. • Preliminary FF&E shortlist (available in Panama when possible; can import if needed). • Climate & maintenance considerations (humidity, easy-clean, kid-friendly). • Revisions as necessary Phase 2 — Build-Ready Design Dimensioned floor plan(s) with furniture placement and clearances. • Reflected Ceiling Plan (RCP) with fixture types, mounting heights, switching zones, suggested lumen targets. • Bathroom tile elevations with grout lines, edges, niches, and hardware placement. • Millwork drawings (kitchenette/closets/vanities/shelves) with materials, edge details, and hardware notes. • Electrical & low-voltage markups (outlets, USB, appliance points). • Finish schedule (room-by-room): finishes, and installation notes. • FF&E schedule (brand/vendor link, quantity, unit price, alternates). • Sourcing map: what’s local vs. import, with substitutions if OOS. • Procurement assistance (guidance for orders) • Revisions as necessary Deliverables & Formats • PDFs for review • XLSX FF&E/finish schedules (with links and notes); • 3D: annotated renders (living room, each bedroom, 2 bathrooms, key millwork) or a short walkthrough Timeline Target 1–2 weeks total (Phase 1 ≈ 5–7 days; Phase 2 ≈ 5–7 days). Must-Have Experience • Residential interiors in Panama; knowledge of local vendors, pricing, and lead times. • Documenting build-ready drawings (RCP, tile elevations, millwork). • Rendering (SketchUp/Enscape/Twinmotion/Lumion or similar). • Functional English What We’ll Provide • Floor plan (PDF), ceiling heights, door/window schedule. • Photos/video of the area the house is being built, site measurements we have, MEP constraints we know • Inspiration board (Bali/boho references) + functional priorities (storage, kid-friendly, easy maintenance).
