We are a European real estate agency expanding into PropTech with a new AI-driven platform. We want to simplify property search and decision-making by combining real estate listings with advanced lifestyle and investment analytics. The platform will allow users to search for properties not only by price and size, but also by quality-of-life factors and by financial metrics (price dynamics, liquidity of neighborhoods). An AI assistant will guide users with clear explanations. We’re seeking a full-stack developer or a team (ideally wth UI/UX design capability) to deliver the MVP of this platform. Later phases will expand to deeper analytics, AI predictions, and advanced investment dashboards. We want to start development ASAP (Q4 2025) and expect weekly demos and milestone-based delivery. Phase 1 (MVP) 1. Public Site - Landing page explaining platform vision and features. - SEO-friendly architecture (SSR). 2. Property Listings Import - Integration with existing listing sources (API/XML/CSV). - Manual property entry for agents/landlords. - Basic filtering (price, size, rooms, location). 3. Lifestyle Factors - Automated analysis of nearby infrastructure. - Pull ratings from public APIs (Google Places, TripAdvisor, local sources). - Transport/road congestion integration (Google Maps, HERE). 4. Property Details - Standard details: price, photos, floor, square meters, year built. - Orientation & natural light (north/east/south/west exposure + sunlight hours estimation). - Seller/agent input for custom attributes (view from window, quiet/loud, floorplan). 5. Admin (essential) - Upload/edit properties. - Manage custom attributes (orientation, sunlight, etc.). - Manage user accounts and permissions. Phase 2 (Expansion) 1. Investment & Market Analytics - Dynamic price trends for neighborhood (last 1–2 years). - Liquidity index (average time-to-sale, deal frequency). - AI-based price forecasts. 2. AI Assistant - Chat-style interface where user can describe preferences in natural language. - Recommendations with explanations (“this flat is quieter, but further from metro”). 3. Future Development Insights - Integration with city planning / open data (new transport lines, new shopping centers). - Predictive scoring of neighborhood growth potential. 4. Premium User Features - Personalized reports (PDF export). - Saved searches & alerts. - Subscription model (B2C) and lead-gen for agents (B2B). Must-Haves - Real estate or e-commerce platforms with faceted search. - API integrations (maps, ratings, traffic). - Secure multi-role admin dashboards. - SEO/SSR and GDPR-compliant data handling. - Modern stack (React/Next.js, Node.js/Python, Postgres, AWS/GCP/Azure). - UI/UX design skills within the team (or close collaboration with a designer).
