Position Description:

Seneca Resources is seeking a Facilities Maintenance & Systems Specialist (FMSS) to support a world-class client facility. In this critical role, you will help ensure optimal performance and uptime of building systems and equipment through proactive monitoring, maintenance scheduling, and technical troubleshooting. You will work closely with the maintenance crew and site leadership to ensure timely resolution of issues, continuous improvement of systems, and a seamless shift handoff process.

Ideal candidates will have hands-on experience with Building Management Systems (BMS), Computerized Maintenance Management Systems (CMMS) such as Plan on, and a solid foundation in mechanical and electrical systems within industrial or manufacturing environments.

Key Responsibilities:

  • Monitor and respond to building alarms using the Building Management System (BMS), escalating and dispatching issues to technicians as needed.
  • Manage and prioritize P1 and P2 work orders using the Planon CMMS, ensuring timely response, updates, and resolution.
  • Schedule preventive and reactive maintenance tasks for the facilities team.
  • Communicate effectively with internal stakeholders, vendors, and client teams regarding system issues, service updates, and project statuses.
  • Perform equipment audits, start-ups, tuning, calibration, and BMS commissioning.
  • Create and manage work orders, update logs, and document shift turnovers with key status updates.
  • Generate reports and presentations using tools like Spotfire, PowerPoint, and Planon.
  • Support facilities performance standards through inspections, adjustments, and fine-tuning of systems.
  • Participate in root cause analysis and implement corrective actions.
  • Adhere to safety standards and promote a proactive safety culture.

Required Skills/Education:

Education:

  • High school diploma or equivalent required.
  • College coursework or trade school certifications preferred.

Experience:

  • 3–5 years in a facilities maintenance role, preferably in industrial or manufacturing settings.
  • Hands-on experience with BMS/controls systems (commissioning, troubleshooting, integration).
  • Familiarity with pneumatic controls is a plus.

Technical Skills:

  • Proficient with CMMS platforms, ideally Planon.
  • Working knowledge of mechanical, electrical, and HVAC systems.
  • Ability to read and interpret mechanical and electrical schematics.
  • Experience using hand tools, power tools, and equipment such as forklifts, scissor lifts, or aerial lifts (preferred).
  • Proficient in MS Office Suite; knowledge of PowerPoint, Excel, and Spotfire a plus.
  • Strong troubleshooting and problem-solving abilities.

Certifications:

  • Valid driver’s license required.
  • Technical certifications (HVAC, Electrical, or similar) preferred.

Communication & Soft Skills:

  • Strong written and verbal communication skills.
  • Ability to handle multiple priorities and dynamic workloads.
  • Customer-focused with a commitment to delivering high-quality service.
  • Able to work flexible schedules, including weekends or non-standard shifts as needed.
