We are converting a 23’ x 23’ garage into a high-impact, family-friendly game room for short term rental. We’re looking for a designer who can bring creative, out-of-the-box ideas while also understanding what actually drives ROI for short-term rentals in the U.S. market. This space will be used heavily by families, so durability, visual appeal, and great photography are key. What We’re Looking For Highly creative and comfortable designing unique, memorable spaces Excellent at communication and responsive throughout the process Experienced with U.S. short-term rentals and knows what amenities and designs generate the best return on investment Able to design around existing constraints (pump-house corner, functional garage door, ceiling height, etc.) Skilled at balancing aesthetics, functionality, and durability for STR use Comfortable translating loose inspiration ideas (mountain wood wall, green palette, board games, Nintendo zone, etc.) into a cohesive design vision If you have past STR design experience, please highlight those projects — especially game rooms, themed spaces, cabins, or high-impact family-oriented rooms. Project Scope The designer will help with: Game room layout planning Game/amenity recommendations based on ROI Furniture placement and flow Feature wall design (mountain range wood trim) Color palette recommendations Final visual concept (mood board or renderings) Recommendations for durable, STR-proof materials Optional: Purchase list or links (bonus) What We Will Provide Exact garage measurements (approx. 23' x 23', with pump-house corner) Current photos of the space Links to our existing rental listings to match overall style Inspiration images Notes on required items (TV/Nintendo zone, ping-pong/foosball, etc.) Ideal Candidate Interior designer or architect with STR experience STR investor or manager (bonus points) Experience with high-traffic spaces Strong visualization skills Friendly, proactive communicator Please include the following: A brief intro about yourself Examples of STR-focused projects (links or portfolio) Your design process and how you typically work with clients Estimated hours or flat-rate pricing Any initial ideas that came to mind based on the description We’re excited to find the right creative partner to transform this garage into a standout game room that families will love and that boosts our STR revenue.
