- BE THE CEO OF YOUR JOB
- As the Acquisitions & Dispositions Manager, you are responsible for identifying and capitalizing on acquisition, disposition and development opportunities which drive returns, create value, and help build a generational, geographically balanced, investment portfolio. Responsibilities include leveraging industry relationships and local market intelligence, filtering investment & development opportunities, negotiating purchase and sale agreements, preparing financial analysis, preparing budgets, managing development entitlements and construction projects, and reviewing due diligence investigations, reporting on budget vs. current spend, projecting anticipated development spending, presenting Investment Recommendations, and generally managing the AD process and development Teams. The AD Manager works closely with HCP’s Leasing, Legal, Facilities, Real Estate, Finance, Capital Markets, Risk and Closing Managers, and all other relevant departments on due diligence reviews and development projects.

- YOUR KEY RESPONSIBILITIES
- Possesses extensive professional knowledge and expertise in their specific function.
- Assignments and projects are in-depth and extensive in scope and complexity.
- Makes decisions within specific guidelines.
- Source appropriate investment opportunities (& manage dispositions) in accordance with HCP’s stated strategy, goals, and approved criteria.
- Negotiate all purchase and sale agreements, in line with corporate policy and in conjunction with our Legal and Documentation departments.
- Organize and manage all aspects of the due diligence process by effectively leveraging the personnel and expertise of HCP’s Facilities, Real Estate, Leasing, Accounting, Finance, Development, Legal, Closing and Executive groups.
- Oversee the development functions for an assigned property or project along with the creation of financial models for potential projects with cost and revenue assumptions representative of performance and risk.
- Co-leads the Development Team, driving accountability to performance and financial results.
- Oversee and maintain first person responsibility for accuracy and thoughtfulness of proforma models.
- Maintain current market, property and rent roll level knowledge to accurately value a portfolio of assigned properties.
- Develop strong and beneficial relationships with owners, brokers, and contractors in various assigned markets.
- Responsible for planning, organizing, leading, and controlling the daily work and progress of AD related activities.
- Prepares the development project feasibility analysis and including the budget, preliminary and final investment recommendations.
- Manages regular development project reporting, including comparison of budget vs. current spend and anticipated cost 30/60/90 days out.
- Review and approval of all development forecast modifications and change orders.
- Provide initial research on property to be sold or purchased.
- Review leases, reconciliations, rent rolls, income statements and balance sheets on properties for sale or purchase, as needed.

- QUALIFICATIONS REQUIRED
- Education
- Bachelor’s degree or equivalent
- Experience and/or Training
- Three to five years hands-on, direct experience in real estate site selection, financial modeling, acquisition, disposition, development, construction, leasing, management, financing.
- Excellent interpersonal and negotiation skills.
- Demonstrated success in building consensus among constituencies with conflicting goals.
- Highly motivated individuals who can work with considerable independence.
- Strong commitment to a team-oriented approach.
- Strong written detail and organization to effectively communicate with the Management Team.
- Willingness to travel as needed.
- Technology/Equipment
- Proficiency in Microsoft Office including Word, Excel, and Outlook.
